SELLER BEWARE!

Simply writing in a contract that you are selling your home "AS IS" does not relieve you of the responsibility of disclosing any and all material defects you are aware of on the property. Failure to do so could result in a lawsuit in which you may be responsible for all damages. The term "AS IS" is not much protection if the buyer thinks that you have misrepresented the facts about your property. A good real estate agent can assist you with protecting yourself from failure to disclose information pertinent to the sale.



SPEED UP YOUR HOME SALE WITH THESE QUICK FIX TIPS!

1. Start in the yard. Landscaping leaves the first impression with customers. Trim overgrown bushes and trees so that your home is visible from the street. Plant colorful annuals in the flowerbeds, and keep the lawn trimmed.

2. Paint outside doors and window frames. Polish or replace tarnished door knockers and knobs.

3. Get rid of clutter, including excess tools, furniture, or toys.

4. Wash the windows, so that your house looks light and bright!

5. Take a look at your floors, your walls, your bathrooms, and your closets. These are the first things buyers examine. Vacuum and dust as often as necessary. Bathrooms and kitchens should be kept spotless. Pay particular attention to keeping the faucets shined up, and the sinks clean.

6. Get rid of inside clutter. You plan to move anyway. A good rule of thumb is to pack away at least one third of your stuff--particularly knickknacks, family pictures, etc. These items depersonalize your home, which is a good thing. Buyers like to picture themselves in your home, and they will be very distracted by all the personal effects.

7. Give your home a "homey" smell by burning cookie-scented candles, or by using potpourri around the house. Avoid smelly or greasy odors. If you have a kitty, clean the litter box once a day.
8. Organize closets and pantries to make them look bigger and more appealing.

9. Repair any broken tiles or linoleum.

10. Repaint your walls in a neutral color. Paint is the cheapest and most effective quick fix I know of!

11. Accept the advice of your real estate agent as to which improvements will increase the sales price of your home. Many sellers do not realize that major remodeling jobs oftentimes do not increase your home's value.
