Can you live in Port Mansfield full time? What is year round life like?
Yes, you can live here full time. In fact, the town has over 300 full time residents. Life runs slower than most cities, and honestly, that is most of the reason we permanent residents are here.
What is Port Mansfield like in the winter?
Busier than people expect. The town rolls straight from dove season into deer and duck seasons, and nilgai can be hunted year round, so fall and winter stay lively. Winter Texans, the seasonal visitors who come down from the northern states to wait out the cold, add to the mix.
Is Port Mansfield a good place to buy a vacation home?
A huge portion of buyers here are doing exactly that. Some buy purely as their own getaway, and some buy as investment properties, renting them out and blacking out their own dates to come stay.
Why is Port Mansfield so affordable compared to other coastal towns?
A combination of things: the town is slow, it is isolated, and the land is leasehold. You are not paying for the dirt, and you are not paying for crowds.
How is Port Mansfield different from South Padre, Rockport, and other Texas coastal towns?
Way different. Far less populated, none of the nightlife, and most people come here for one reason: to fish. If you want beach bars and crowds, those towns deliver. If you want quiet water and a town where everyone waves, that is Port Mansfield.
Weather and storms
Is Port Mansfield safe from hurricanes?
No town on the Texas coast is safe from hurricanes, and we will not tell you otherwise. What Port Mansfield does have is the longest undeveloped barrier island in the world standing between it and the open Gulf. The last direct hit was Hurricane Hanna in July 2020, which came ashore on Padre Island at about 90 mph and crossed the Laguna Madre to make a second landfall roughly 10 miles north of town. Hanna caused real damage here, including structural damage to a significant share of homes in town, which is part of why newer construction is built on pilings to current windstorm engineering standards. Getting here and daily needs
How far is Port Mansfield from Harlingen, McAllen, and South Padre?
About 45 minutes to Harlingen, about 1 hour 15 minutes to McAllen, and about 1 hour 25 minutes to South Padre Island.
Where is the nearest grocery store, hospital, and pharmacy?
The nearest full grocery store is the HEB in Raymondville, 26 miles away, with a CVS there for the pharmacy. The nearest hospital is in Harlingen.
Are there schools in Port Mansfield?
No schools in town. The closest school district is San Perlita. Raymondville, 26 miles away, is also open to town kids and runs a bus for them.
Are there restaurants or bars in town?
Four: Blues Chill and Grill on the waterfront with outdoor dining, KJ's Laguna Bar and Grill for Tex Mex, the Windjammer, and Sweet Gregory P's for barbecue.
Is there a church in town?
Yes, Port Mansfield Community Baptist Church.
Around town
Is there anything to do here besides fishing?
Fishing is the main event, along with duck, deer, and nilgai hunting. The beach is a 12 mile boat ride through the East Cut, where the south end of North Padre and the north end of South Padre meet the Gulf, and those beaches are amazing for hunting seashells, sand dollars, and even shipwreck treasure and Spanish coins. In town you have four restaurants, two public fishing piers, and a public park.
Are golf carts street legal in town?
Yes. Carts have to be permitted with the police department, which issues a sticker, plus whatever the state requires.
What is the cell phone coverage like? Can I work remotely?
Cell service is good. Megan carries AT&T and it is excellent in town. High speed internet comes from VTCI, the local telephone cooperative, and plenty of residents work remotely from here.
Where do I buy bait, fuel, and boat supplies?
There is a fuel station at the front of town, and Mansfield Marina has pumps on the water for boats. Harbor Bait and Tackle covers bait, ice, snacks, and beer, and Mansfield Marina carries supplies as well.
Can I keep my boat in the water year round? What about dry storage?
Owners who keep boats on the water usually have lifts, and larger boats sometimes stay in slips around town. People generally do not tie up long term at the piers on the gulf side of the harbor because it can get rough. There are multiple dry storage facilities, with prices and sizes that vary, and there is usually a waiting list.
What wildlife will I see around town?
Deer in the streets and in your yard, nilgai, wild turkeys, pigs, Texas tortoises, and a lot of birds. The deer are practically residents themselves.
